by a savvy buyer after 4 days in a market that averages 30-day sales.

What will your cool million buy you in the Sacramento area these days?

Better question... what will it cost you?

Unless you're planning on spending your lottery winnings, buying an expensive home means getting a loan.

But you're a reasonable credit risk, right? So you get the standard expensive-house loan, also known as a Jumbo loan.
Around here that's a home loan over $417,000.

But first, you need to provide a down payment of thirty percent (you can find loans with lower down payments, but that means higher interest rates).

After you spend your $300,000 on the down payment, you'll finance about $700,000 at around, say, 4.5% interest for 30 years.
That's a payment of $3,547 a month.

Add another $1,000 a month for property taxes and don't forget insurance!

unfortunately, you're going to have to come up with a little more cash for these homes currently for sale in a neighborhood near you...

This house on Stanley Ave. in Carmichael will set you back $2.6 million
- of course you get this view.

If you'd rather be closer to downtown, the Fab Forties can be yours for $1.2 million.

Sierra Oaks Vista is close with great shopping and recreation...
and addresses like this... Crocker Road - $1.9 million

or around the corner on Random Lane - $2.6 million

River views command top prices - this 5,755 square foot residence can
be yours for $1.65 million.

Beautiful homes line both of our rivers - this manse on Sacramento's Garden Highway will set
you back $3.5 million but, of course, you do get all of this... the house alone is almost 9,000 square feet...

Interesting fact... a $3.5 million home sale conducted by Enterprise Real Estate, Inc. would save the seller $70,000 vs. the typical 6% fee charged by many brokers.

Now I admit it... I've never sold a $3.5 million home. But the principle surely holds...

To get top dollar when you sell, you must not only do a great job of home preparation and marketing,
but you must control expenses.

We can't control many of the costs you will face, but we can control our fee.

That's the first and greatest value we bring.
A savings of $70,000? Are you kidding?

If I was selling our home today, that would be a savings of about $8,000.
$8,000 more profit.

Many homeowners ask me why I discount our fees and my standard answer goes something like this...
"The question isn't why we do, but why others don't..."

The fact is that others can't.

The real estate brokerage is the quintessential local main street service business.
But that changed as Wall Street discovered the profits to be made by buying up all the Main Streets everywhere.

All sending high fees (your profits) up the ladder giving lots of folks a little bit of your equity.

We know what is important to clients. We were investors before we were brokers. We are not trying to make a sale.
We are building a business that provides real measurable value...

(We're not the only independent local brokerage - we think Lyon's service is pretty good, but try to get 4% out of them)

But what about service?

What about getting the house sold fast and for top dollar?
